I often have agents ask me how to get more business from their Internet leads.
You know, it’s funny that the simplest things are just so hard to do.
There are different parts of the buying process no matter what you’re buying. There’s the thought, then the research, usually the reality check on what you thought it would cost vs what you would be willing to pay, then the decision on the exact product or service.
Think about the last time you searched online for something to buy. No matter what phase of the process you were in.
What is the number one thing you want when you search besides the exact information?
Answer: You want it now! Not tomorrow, not in an hour, not in a few days but NOW!
So what do you think your prospect wants who opts-in, emails you, or calls you about a property?
You guessed it! The answer or information NOW!
This is what will make you rich real estate for a few reasons. It starts with making a great and impressive first impression (you only get one). Then it shows you’re on top of your game, and most of all it shows that you’re different. Different because unfortunately most agents don’t conduct their business like that.
Action points to start now.
1. If you don’t have an iPhone (or other smart phone, nothing compares
) get one.
2. Get your email forwarded to your iPhone
3. Put your cell number, and email address on everything you do
4. Make it a top priority to answer the phone when it rings if you’re not with a client. If you can’t answer it return the call ASAP
5. Have extended business hours.
6. Respond to email within 5 minutes.
Hope this makes sense to you. Don’t just TRY it for a few days or weeks, make it become teh center of your business for 2012 and watch your business increase. By the way I practice what I preach. Test me.

Are your goals a waste of time?
If you’re like most people the first thought that came to your mind was “yea right that junk dosent work”
Well, if you thought that you’re right. BUT you’re wrong also!
I’m a firm believer in the expression “if you think you can or can’t you’re right”
The reason I say that is because a lot of ones success or failure is really in their head.
There is more to goals than wishing you could have something and automatically getting it. I wish that were true that sure would be easy to be successful.
Here’s my take on making goals work for you. It’s not the fact that you write a goal that makes you achieve it. It’s what you become in the process of achieving it.
My favorite saying is “winners find a way”. And that’s what goals that you REALLY want will do for you. The tips I offer below will make your goals become a part of you!
You have to be as committed to your goals as you are breathing.
Here is the process I go through when I really want to achieve a goal.
1. It has to be something I can’t live without. (the reason for that is because any worth while improvement I make in my life will be hard to get-period)
2. I have to see the end result and or the benefit to it. This will make it real in my mind because I have to pay the price for it upfront. (when I decided to start the real estate marketing club and launching it in a certain time frame and make the value REMARKABLE, that is what gets me through staying up until 3am and getting up at 6am to start or continue the task at hand)
3. Write down each goal once a day, before I go to bed at night with the date that I will achieve it. ( I take the ones I wrote yesterday and check them off in Ref as I rewrite them and visualize achieving each one. I write them all down on a blank postcard and keep them in front of me all day)
This process will cause you to have clarity in what you want. It will also cause you to operate from purpose which are two very powerful things.
If you have never done this before I challenge you to do it and be faithful to it for the next twelve months.
Take action now by thinking about 5-10 things that you really want or don’t want in your life. Start with something that you’re sick of and want to change like a terrible boss, being 50 lbs over weight, not having enough money to provide the lifestyle you and the people in your life want and deserve. Or whatever you’re sick of.
Only YOU can change it. And you can start now with making the decision to do it. TAKE ACTION NOW!!

When you do your new business cards put a QR code on it that leads to a Video Report page on your Website this is where you have videos of you interviewing appraisers, inspectors, lenders etc. Helps people get to know you like you and trust you.

You can upload pics or videos with a description from your iPhone or iPad using the WordPress App. This is my grandson Jack getting a close up of a snack. You can take some pics or a video of a new listing, preview a home for an out of town buyer etc!

If you have just a minute I want to share something with you that will help you position yourself to have a great first quarter!
I always found that many agents don’t do much around the Holidays, therefore giving me a great opportunity to work the expireds and fsbos with hardly any competition.
Here are four quick tips for working Expired Listings:
This one simple strategy not only saved my career when I first got in real estate, but it got me an average of four marketable listings per month.
Even in today’s weak economy if you just sold one of them per month that’s a nice stream of revenue for you that you wouldn’t normally have. The best part of it is it only takes about two hours per day.
So think about this for a minute. What if your average commission is $5000.00 and you work the expired listings just two hours per day, five days a week. That’s ten hours per week and if you do the math for the next twelve months you will see that you can earn an additional $60,000 which is $115 per hour!
