In this video of this months Baton Rouge real estate update I share the number of pending sales for each month from February 2010 to today on June 8 2010. Bill Cobb and I discussed the trend and the possible impact of the $8000 tax credit that ended in April 2010. I also go over the sales for each May from 2004 to this past May 2010.
In the month of February there were 26% less closings than there were in February 2009. This is the second month that sales were down more than 20%. Let’s blame on the unusually clod weather and look ahead to better days as the temperatures warm up.

Active listings for sale in the Greater Baton Rouge real estate market 3489, pending sales 932. I like seeing that number come up from the low 700’s in January. It’s been around 1000 for a long time.

Where are we in our Baton Rouge Real Estate market? Below is a look at today back a year. I have the numbers for Active listings on the market for sale, Pending sales waiting to close as well. I also have the number of sales in December of each year back to 2004.
The active listings on the market in Jan 09 were 3592 and the pending were 657.
As the year progressed the Active inventory increased to stay at about 3650 at any given time and the went to around 1000-1100 until December 09 the Pending went to 850 and then now on 1/4/10 it’s at 712.
What I think will be interesting to watch is to see how much the Active and Pending inventory bounce back and where they stay.

I just compiled the numbers for November sales and the current listings and homes that have pending sales.
There are 3623 current active listings for sale, and 850 pending. Th epending number is 17% off from any time I have seen in the past several years.
The sold numbers are pretty stable being around the 500 sales per month range.
