In the Baton Rouge Area you will find that condos make up about 14% of the Baton Rouge real estate market.

I ran some numbers and here is what I found:

There are 457 Baton Rouge condos for sale right now (as I posted yesterday) the average price per square foot $124.00 the average days on the market that it takes to sell a condo in the Baton Rouge market is 178. The average list price is $150,275 and the average sold price is $145,829, that’s about 97% if list to sell.

Now as far as Single family homes (not attached) there are 2727 that are for sale in the Baton Rouge, Livingston and Ascension area. The average per square foot price is $92.00 and the average days on the market are 87. The average list price is $204,299 and the average sold price is $198,347 about 97%.

Where are we in our Baton Rouge Real Estate market? Below is a look at today back a year. I have the numbers for Active listings on the market for sale, Pending sales waiting to close as well. I also have the number of sales in December of each year back to 2004.

The active listings on the market in Jan 09 were 3592 and the pending were 657.

As the year progressed the Active inventory increased to stay at about 3650 at any given time and the went to around 1000-1100 until December 09 the Pending went to 850 and then now on 1/4/10 it’s at 712.

What I think will be interesting to watch is to see how much the Active and Pending inventory bounce back and where they stay.

December 09 Sales-454

December 08 Sales-461

December 07 Sales-537

December 06 Sales-798

December 05 Sales-808

December 04 Sales-655
